New Email Trigger

Add email addresses or Encompass role names. Roles are resolved to emails from the loan's associates at send time.
Use {FieldID} placeholders in the subject or body — e.g. {364} for loan number.
Document Triggers
Automatically checks Encompass on the configured interval. When a loan's documents and field conditions match, an email is sent once per trigger/loan pair. Use Test Run on any trigger to test without activating it.

Upload a .docx Word file for this trigger. Place {FieldID} tags in the document
(e.g. {364} = Loan #, {LoanNumber}, {BorrowerFirstName},
{PropertyAddress}). The poller will fill those fields with live Encompass data and convert to PDF.
Used only if the Encompass Print On Demand API is unavailable.

Document Readers
Uses Gemini AI to read documents from Encompass eFolders and write extracted values directly to loan fields. Processes each loan once per reader.

Tell Gemini what to look for in the document and which Encompass field to write the extracted value to. Use plain English in the Label column — Gemini will find it regardless of where it appears on the page.

Test Run — Document Readers
Enter a loan number to run all active document readers against that loan only.
Webhook endpoint: POST /hooks/lp-cond-count/companyId
Fires when Conditional Approval completes. Counts UW conditions with status Added and owner LP, then writes the result to CX.LP.ADD.COND.CNT.WH.
If the loan is locked at webhook time, the count is snapshotted and queued — the poller retries every 2 min for up to 24 h.

Polls all Encompass instances every 15 minutes for loans that have a complete property address but no census tract (field 700). Each eligible loan is geocoded via the Census Bureau API and fields 699 (MSA), 700 (Census Tract), 1395 (State FIPS), and 1396 (County FIPS) are written back automatically.

Polls locked Encompass loans (field 2400 = "Y" with rate lock date set) every 30 minutes. Calculates rate spread as APR minus APOR using CFPB APOR tables, then writes the result to HMDA.X15.

APOR tables download automatically from the CFPB file server on startup and refresh weekly. Use Force APOR Download only if the CFPB publishes a mid-week correction.

Reproduces the Encompass Get Index button — resolves the current index value for a loan's index type (field 1959) at its precision (field 4912) and writes field 688. Sources: NY Fed (SOFR) + FRED (Treasuries, Prime, PMMS) + frozen LIBOR. Automatic trigger timing is being finalized; use Test Run (preview) to verify against the button today.

Automatic trigger timing is being finalized; use Test Run (preview) to verify against the button today.

Preview the late-charge terms for one loan (read-only). Admins can also write the fields.
Checks all active loans against FEMA Major Disaster (DR) declarations daily. Matches by property state and county. If a loan closed after a declaration date, it is flagged for post-closing disaster inspection. Writes CX.FEMA.DISASTER.FLAG to the loan and uploads a compliance PDF to the eFolder.

Enter a loan number to run a FEMA check on that loan only. The result will be written to the loan and uploaded to the eFolder.
Moves loans between loan folders based on rules. For each active rule, the poller scans the source folder for loans matching the rule's condition(s), then moves each match to the target folder — optionally marking a field and stamping a completion date/time (Pacific Time) — in a single save. Runs against the BE11129255 instance.
