Email Triggers
New Email Trigger
* to fire whenever the field has a real value. For date fields, empty dates (//) are treated as blank and will not trigger.Additional conditions that must ALL pass before the email sends. Leave empty to always fire when the trigger field matches.
Add email addresses or Encompass role names. Roles are resolved to emails from the loan's associates at send time.
Use {FieldID} placeholders in the subject or body — e.g. {364} for loan number.
Document Triggers
Automatically checks Encompass on the configured interval. When a loan's documents and field conditions match, an email is sent once per trigger/loan pair. Use Test Run on any trigger to test without activating it.
New Document Trigger
Loan field conditions that must all pass before the email sends. Leave empty to fire on any matching document upload.
Upload a .docx Word file for this trigger. Place {FieldID} tags in the document
(e.g. {364} = Loan #, {LoanNumber}, {BorrowerFirstName},
{PropertyAddress}). The poller will fill those fields with live Encompass data and convert to PDF.
Used only if the Encompass Print On Demand API is unavailable.
Add email addresses, Encompass roles, or loan field IDs that hold an email address.
In secure mode the email contains a notification and link only — no attachment. The recipient signs in with a one-time code, acknowledges electronic delivery, and retrieves the documents. Access is audited and the delivery date is written to Encompass.
Use [FieldID] or [LoanNumber] placeholders in the subject or body — they will be replaced with live loan data when sent. Both [FieldID] and {FieldID} formats are supported.
Test Run — Document Triggers
Enter a loan number to run all active document triggers against that loan only.
Document Readers
Uses Gemini AI to read documents from Encompass eFolders and write extracted values directly to loan fields. Processes each loan once per reader.
Gemini Usage — Today
New Document Reader
Optional loan field conditions that must pass before reading the document. Leave empty to read on every matching document upload.
Tell Gemini what to look for in the document and which Encompass field to write the extracted value to. Use plain English in the Label column — Gemini will find it regardless of where it appears on the page.
| Label / What to find | Hint (optional) | Write to Field ID (optional) |
|---|
Computed Fields
Combine extracted values into a single field using {Label} placeholders —
e.g. {Case Number Assignment}{ADP Code} or
{Case Number Assignment}-{ADP Code}.
The label name must match exactly what you entered in Extraction Rules above.
| Template | Write to Field ID |
|---|
These settings apply globally across all Document Readers.
Test Run — Document Readers
Enter a loan number to run all active document readers against that loan only.
Webhook endpoint: POST /hooks/lp-cond-count/companyId
Fires when Conditional Approval completes. Counts UW conditions with status Added and owner LP, then writes the result to CX.LP.ADD.COND.CNT.WH.
If the loan is locked at webhook time, the count is snapshotted and queued — the poller retries every 2 min for up to 24 h.
Pending Queue
Run History

Moves loans between loan folders based on rules. For each active rule, the poller scans the source folder for loans matching the rule's condition(s), then moves each match to the target folder — optionally marking a field and stamping a completion date/time (Pacific Time) — in a single save.
